Conservatory Doors Preventive Maintenance & Repair Services

The contractor shall provide all management, tools, equipment, and skilled labor necessary for monthly preventive maintenance of 20 pairs of automatic sliding doors and 6 pairs of automatic swing doors (Horton/ED700 systems), monthly maintenance of 22 pairs of monumental manual doors with recessed closures, and quarterly specialized maintenance for 6 stairwell fire doors and 2 pairs of glass lobby doors. Services include sensor calibration, track cleaning, belt tensioning, motor/gearbox health checks, inspection of in-floor closers, and verification of self-latching capability. The contractor must also provide emergency service coverage 365 days per year with a qualified AAADM-certified technician on-site within three hours of notification by 1:00pm or by 7:00am the following morning for notifications after 1:00pm. The contractor is responsible for replacement of high-wear items with no annual limits and key parts replacement with specified annual limits, and must maintain a truck stock of critical components for first-fix capability.
