This requirement includes the installation of
nine (9) 24,000 BTU ductless mini‑split systems, associated electrical and mechanical work, and integration with the existing Johnson Controls METASYS building automation system. Contractor shall provide a detailed cost proposal which demonstrates unit priced labor and materials costs. The contractor shall work with the site personnel to ensure project is accomplished in a timely manner.
The contractor must install nine 24,000 BTU wall-mounted evaporator (indoor) units in specified rooms, along with nine outdoor condenser/compressor units mounted on the building's south façade, connected via refrigerant line-sets insulated per IECC requirements and using refrigerant with GWP below 700. Electrical work includes conduit and wiring, nine 20-amp receptacles for indoor units, and nine 25-amp fused disconnects for outdoor units, all labeled and NEC-compliant. The systems must be integrated into the existing Johnson Controls METASYS building automation platform, including programmed shutdown during central heating operation, staggered startup with 3-minute delays, and installation/programming of nine thermostats. The contractor is responsible for coordinating utility outages, site cleanup, submittals for materials/equipment, final inspection, and a one-year warranty on workmanship and equipment.
