TexasSouthern University (“TSU”) is soliciting proposals from qualified, licensed,certified, and experienced contractors to provide a comprehensive PreventiveMaintenance Agreement (PMA) for the University's Life Safety, ElectronicSecurity, Fire Protection, Fire Alarm, Fire Suppression, and Emergency Lightingsystems.
Thesuccessful Contractor shall provide all labor, supervision, technicalexpertise, testing equipment, tools, programming, preventive maintenance,inspection, repair services, documentation, and other resources necessary tomaintain the University's covered systems in safe, reliable, operational, andcode-compliant condition.
The Contractor shall test, inspect, service, maintain,repair, and program applicable life safety and security equipment in accordancewith applicable NFPA requirements, manufacturer requirements, and allapplicable federal, State of Texas, and local laws, codes, regulations, andstandards. The Contractor shall also complete all required regulatory testing,inspections, maintenance, and documentation on an annual, semi-annual,quarterly, and monthly basis, as applicable.
The contractor shall test, inspect, service, maintain, repair, and program applicable life safety and security equipment in accordance with NFPA requirements, manufacturer requirements, and all applicable federal, State of Texas, and local laws, codes, regulations, and standards. Services include scheduled preventive maintenance and inspections; regulatory and code-required testing; functional testing of covered systems and components; system programming and configuration; troubleshooting and diagnostic services; corrective maintenance and repairs; identification and reporting of defective, damaged, obsolete, or non-compliant equipment; replacement of covered parts and components; maintenance of system integrity and operational readiness; emergency and after-hours response services; and required testing reports, inspection records, service tickets, and compliance documentation. The contractor must complete all required regulatory testing, inspections, maintenance, and documentation on an annual, semi-annual, quarterly, and monthly basis as applicable. Covered systems include CCURE 9000 Access Control Systems, Sprinkler Systems (wet, dry, and pre-action), Fire Pumps (electric and diesel), Simplex Fire Alarm Systems, Ansul Kitchen Hood Suppression Systems, Sapphire Suppression Systems, Portable Fire Extinguishers, Fire Hoses, and Emergency Lighting across multiple university facilities and locations.
