Southwestern Community College, is seeking proposals from qualified vendors to furnish, deliver, install, and commission a complete roofing system replacement and associated infrastructure for a primary campus facility located in Swain County, NC. This Request for Proposals (RFP) seeks to identify solutions that meet heavy-duty durability, weather resistance, and high-performance requirements while allowing flexibility in materials, design, and project delivery across both steep-slope and low-slope roof profiles.

The project involves complete tear-off of existing roofing down to the structural deck, inspection and replacement of damaged decking, and installation of a new roofing system. The pitched section (18,000 SF) requires high-temperature ice and water shield, synthetic underlayment, 30-year architectural shingles with high-wind fastening, and continuous ridge ventilation. The low-slope section (5,000 SF) requires tapered insulation, cover board, and a 60-mil fully adhered or mechanically attached single-ply membrane (TPO or EPDM) with watertight transition detailing. Work also includes installation of heavy-duty 6-inch commercial seamless gutters, 4" x 5" downspouts, custom metal flashings, daily magnetic sweep cleanup, and final commissioning with water/drainage verification testing.
