Houston County School District
The Houston County School District (hereinafter referred to as HCSD) is hereby seeking proposals from
construction firms to provide services through the Construction Management at Risk delivery method
for Facility Renovations and Modifications for the Houston County School District which may include
renovations and modifications of Quail Run Elementary School and David A. Perdue Elementary
School. The total budget for this project is $10,000,000. Request for Proposal (hereinafter referred to
as RFP) package can be downloaded from:

Responses must be received by the Architect, Altman + Barrett Architects, before 2:00 PM on
October 6, 2026, after which time and date they will no longer be accepted. Late responses will not be
considered. To be accepted, all responses must be submitted in a sealed package marked "Proposal
for Houston County School District – Facility Renovations and Modifications – Construction
Professional". Six (6) hard copies and (1) electronic copy (.pdf format on a thumb drive) of each
proposal must be addressed and delivered to:

Oral or telegraphic (including FAX and e-mail) responses are not acceptable.
The HCSD will select the most qualified and responsive construction firm to enter a Construction
Management at Risk contract for the construction of the above-mentioned projects. Award of the
contract will be based on an evaluation of all required submittals noted in the RFP and, if needed,
interviews.
The project includes interior renovations of Quail Run Elementary School (82,276 sq ft) and David A. Perdue Elementary School (66,984 sq ft), involving selective demolition and replacement of interior architectural finishes, mechanical, plumbing, and electrical renovations, minor wall construction, and exterior building improvements. Work must occur during nights, weekends, school holidays, and summer break between April 2027 and August 2027, with punch list work completed by December 1, 2027. The contractor will also provide preconstruction services, cost estimating, GMP pricing, bidding and awarding of subcontractor packages, and construction phase management including project management, on-site superintendents, scheduling, quality control, and safety.
