Elevator Maintenance Services
The contractor shall furnish all labor, materials, and equipment to provide safe and continual elevator service. Services include inspection, testing, preventive maintenance (quarterly, semi-annual, annual), repair, and replacement of parts for 38 elevators. The contractor must maintain on-site spare parts cabinets, provide an online information system, and meet strict response time requirements (1 hour for standard and after-hours calls). The contractor is also responsible for maintaining elevator car phones and coordinating with independent testing contractors. Elevators undergoing modernization may be temporarily excluded, with services resuming upon warranty expiration.
