The contractor must replace the EPDM flat roofs on Building 57 stair towers (approx. 70 sqft each) and two flat roofs (approx. 242 sqft each) connected to the main sloped roof, including full removal and replacement of EPDM roofing, insulation, cants, and pitching to roof drains and gutters. Work includes replacing flashing with 16 oz. copper, resoldering copper cap seams and scuppers, rehanging gutters, installing new lightning protection, investigating and repairing concrete decking, removing abandoned equipment, raising equipment curbs to a minimum of 12 inches, and providing weather protection. Additionally, the contractor must restore the existing balustrade system at the penthouse, including repointing 100% of mortar joints, patching spalled terra cotta, power washing, and applying a mineral paint coating. The contractor must coordinate all tasks with the COR, use a crane for lifts exceeding manlift weight ratings, and ensure no debris falls from the worksite. The project must be completed within 90 days from the Notice to Proceed.
