The contractor shall provide preventive maintenance services for the Building Automation System (BAS) installed in the US Embassy Athens Compound, 91 Vas. Sofias Avenue, Athens, including checking BAS communication networks, confirming time schedules, investigating and troubleshooting issues, configuring trends and alarms, reviewing graphics, reviewing spare part inventory, creating backups, retaining user accounts, and updating as-built and O&M documentation. Annual activities include panel and wiring inspection, confirmation of sequences, review of expendable sensors, and BAS evaluation. Over five years, point-to-point checkout and calibration of sensors, operators, and end devices are required. The contractor must also provide up to 50 hours of remote support per year.
