The contractor shall provide full-service elevator maintenance for two Hyundai GTLX elevators (Elevator #1: 1200kg capacity, 16 persons; Elevator #2: 1350kg capacity, 18 persons), including: twice-monthly routine maintenance visits with trained mechanics following an approved maintenance checklist; annual no-load safety tests and 5-year full-load safety tests performed in accordance with ASME A17.1 or EN-81 standards; 24-hour-per-day, 7-day-per-week emergency response service with one-hour maximum response time for entrapments or emergencies; same-day service for elevator malfunctions; callback service within three hours for repeat malfunctions within 24 hours of prior work; supply and replacement of batteries, emergency lighting, in-car communication devices, and key switches; maintenance of guide rails, brake systems, rope fastenings, door operators, safety devices, and all mechanical and electrical components in accordance with manufacturer specifications; provision of all necessary tools, testing equipment, repair parts, and supplies; and examination, cleaning, lubrication, adjustment, repair and replacement of elevator machines, controllers, selectors, brake systems, safeties, door devices, and related components. Work shall be scheduled during normal building hours (8:30 a.m. to 5:30 p.m., Monday to Friday, excluding local and bank holidays) unless otherwise approved. The contractor shall provide qualified elevator mechanics, obtain all required local permits and licenses, and maintain a full service maintenance agreement written in English with all costs inclusive except for repairs due to force majeure or misuse.
