The contractor must provide all labor, telephone monitoring, materials, and equipment necessary to perform monthly visual/preventative maintenance, including 12 monthly inspections scheduled for the second week of each month, and one annual inspection and certification/testing per year in accordance with the latest edition of the American National Standard Safety Code for Elevators and Escalators. The contractor must also re-lamp elevator signal lights as needed, provide written maintenance and inspection reports after each service visit, and provide elevator telephone monitoring. Major repairs, modernization, or replacement beyond routine maintenance are excluded.
