Replace Roof at Maintenance & Admin Bldg LEWI

Work includes complete removal and disposal of all existing roofing materials down to the roof deck for both buildings. The contractor will install new code-approved underlayment, full perimeter drip-edge flashing, and high-quality asphalt roofing systems with all required trim, fasteners, tie-downs, and manufacturer-specified components. For the Maintenance Shop, the contractor will install commercial-grade gutters and downspouts sized for coastal precipitation levels and complete necessary ventilation improvements, including continuous screened ridge-line ventilation and supplemental gable-end vents. For the Administration Building, the contractor will remove the existing metal roof and install a new asphalt shingle system, replace any rotten sheathing, and install new gutters and downspouts. The contractor will maintain safe working conditions, protect adjacent structures and landscaping, and provide temporary weather protection as needed.
