The contractor shall provide all management, labor, tools, equipment, materials, transportation, supervision, licenses and/or permits and incidentals necessary to perform scheduled quarterly preventive maintenance and keep HVAC equipment operating as originally specified by the equipment manufacturer(s), as well as all parts and labor necessary to maintain, repair, and inspect the HVAC equipment. The contract covers VRF condensers, VRF fan coil units, make-up air units, energy recovery units, and split-system air conditioning units. The contractor must perform quarterly preventive maintenance, routine and emergency service calls, and repairs, with excluded services (major mechanical components, electrical & control components, refrigerant & leak-related costs, etc.) handled under a separate CLIN 0002.
