US Government seeks to Lease Office Space in Cleveland, Ohio

The Lessor must provide a fully serviced lease for a standalone building in Cleveland, Ohio, within a defined Area of Consideration. The space must include a minimum of 52,688 to a maximum of 55,322 ABOA square feet of contiguous office and related space, with a minimum floor size of 10,492 ABOA SF. The Government requires 15 secured parking spaces and 39 surface visitor parking spaces. The lease term is 15 years, 13 years firm, with Government termination rights after the firm term. The Lessor must design and build Tenant Improvements (TI) using a $58.96 per ABOA SF allowance and Building Specific Amortized Capital (BSAC) improvements using a $25.00 per ABOA SF allowance. The space must meet specific USCIS requirements including a public entry with security screening, a naturalization ceremony room, interview rooms, a Criminal Investigation Division 1811 Suite, and compliance with Facility Security Level III requirements. The building must be a modern quality building with a facade of permanent materials, and must meet requirements for accessibility, fire protection, life safety, and energy efficiency (ENERGY STAR®). The Lessor is responsible for all utilities, janitorial services, maintenance, and snow removal. The award will be based on the lowest priced technically acceptable offer.
