The Government requires a minimum of 25,936 ABOA square feet and a maximum of 27,233 ABOA square feet of office space in Fort Lee, New Jersey, within a delineated area. The space must include 150 total reserved parking spaces (23 onsite with 8'4" minimum clearance, 127 within 1-3 walkable blocks with 7'0" minimum clearance), a fitness center, training room, two locker rooms, a firearms storage room, and a loading area. The lease is fully serviced, with a firm term of 10 years, a full term of 15 years, and one 5-year option term. The space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards.
