The project involves comprehensive replacement and upgrade of the building's HVAC systems, including wall-hung and rooftop air conditioning units, furnaces, fan coil units, heat pumps, and ceiling-mounted water source heat pumps, with reuse of existing ductwork where feasible. Work also includes installation of new energy recovery units and a roof-mounted kitchen exhaust and make-up air system. The central plant will be fully replaced, including the cooling tower, heat exchanger, pumps, boilers, and associated piping, insulation, and accessories. Additional scope includes integrating all new equipment into the existing DDC controls system and modifying gas piping and electrical connections to support the new installations.

Sealed bids from General Contractors will be received by Henry County Board of Education
Administrative Office Annex, 396 Tomlinson Street, McDonough, Georgia 30253 until 3:00
P.M., Prevailing Time, August 6, 2026, for HCS Group 6-2 - HVAC Replacement, Henry
County, Georgia. At the time and place noted above, the bids for the Project will be publicly
opened and read.
A non-mandatory Pre-Bid Conference will be held July 23, 2026, at 10:00 A. M. at the
Henry County Board of Education Facilities & Maintenance located at 396 Tomlinson
Street, McDonough, Georgia 30253
Electronic bidding documents may be obtained at the office of PBK Architects Georgia, P.C.,
525 East Taylor Street, P.O. Box 880, Griffin, Georgia30223. Registration for documents,
together with non-refundable deposit of $250.00 should be filed promptly with the Architects. A
share file link for accessing PDFs of bid documents will be emailed as soon as possible. Only
bids received from Contractors registered with the Architect will be accepted.

Only a bid submitted by a Bidder on record with the Architect as having received plans
and specifications from the Architect will be opened.
The contract, if awarded, will be on a lump sum basis. No bid may be withdrawn for a period of
60 days after time has been called on date of opening. Bids must be accompanied by a Bid
Bond in an amount not less than 5% of t
