The selected Offeror will have the exclusive right to lease, redevelop, and/or operate Food Services at the Lincoln Oasis, Lake Forest Oasis, Belvidere Oasis, and DeKalb Oasis. The Offeror must renovate and optimize the use of the Oases, including all common areas, food/beverage amenities, and related services operations. The Offeror shall be responsible for redeveloping, equipping, and maintaining complete and modern facilities at all Oases, including restoration of building systems to a 30-year expected life span, full remodeling of all restroom facilities within two years, modernization of common areas, and providing 24/7/365 building operations. The Offeror must collocate a minimum of two Level 3 EV charging stations per location per direction of travel within one year. The Offeror is not permitted to sell alcohol, cannabis, adult themed materials, or offer video gaming. The contract will be a 25-year Lease Agreement.
