The Lessor shall provide a fully serviced lease including all utilities, janitorial services, basic cable, guest high-speed internet Wi-Fi, and security system monitoring and maintenance. The Lessor must design and build out the space to meet detailed agency-specific requirements, including a lobby, reception area, offices, group therapy rooms, kitchen/break room, supply and storage rooms, and restrooms. The Lessor shall provide all finishes, signage (exterior and interior), a flagpole, a sound masking system, and a telecommunications enclosure. The Lessor is responsible for all tenant improvements (TI) with an allowance of $220 per ABOA SF and building-specific amortized capital (BSAC) improvements of $12 per ABOA SF for security-related countermeasures. The Lessor must also provide 20 reserved surface parking spaces and comply with all seismic, fire protection, life safety, accessibility, and environmental requirements.
