Texas Property Code §53.171 lets any person file a bond to indemnify against a recorded mechanic's lien, discharging it from the property. Under §53.172 the bond is double the amount of the liens — or, once the liens exceed $40,000, the greater of 1½ times the liens or $40,000 plus the liens. It's filed with the county clerk where the property is located. Your attorney handles the filing; we handle the bond.
