What the abstracter bond actually covers

Kansas regulates abstracters under the Kansas Abstracters Act (K.S.A. 58-2801 et seq.), administered by the Abstracters’ Board of Examiners. An abstracter compiles the chain of title and lien history for real property, and the public relies on that work — so the state requires a bond before issuing a license.

The bond protects anyone who relies on an abstract. It answers for damages from an error, deficiency, or mistake in an abstract or continuation, and for damage to the county records the abstracter has access to. If a valid claim is paid, you repay the surety — it is not insurance for you.
